A veteran sat down at his computer, opened ChatGPT, and asked it to help him find a mortgage lender. It sent him to me. That one question saved him $8,293 at the closing table and lowered his payment every single month after that.

Watch the full breakdown below, then I will walk you through the real numbers.

How AI connected a buyer with a local broker

He was buying a home with a VA loan and already had a quote in hand. He wanted to know if he could do better, so he asked ChatGPT. AI pointed him toward a local mortgage broker in Northern Virginia, and he called.

Here is the part I love. Once we started talking, it turned out I know some of his coworkers by name. AI made the introduction, but the relationship was already local. That is how this business still works. Technology opens the door. A real person who knows the market and answers the phone gets the deal closed.

The two quotes side by side

Same buyer. Same $829,255 VA loan. Same 30 year fixed term. The only differences were the rate and what it cost to get it.

Item Other quote First Meridian
Interest rate 6.75% 6.599%
Discount points 1 point = $8,293 $0
Monthly principal and interest $5,378.53 $5,295.56
Monthly difference $82.97 less

He was being asked to pay a full point, more than eight thousand dollars, for a rate that was still higher than the one I locked for him with no points at all. That is the trap. A quote can look fine on its own. It only looks bad when you put it next to another one.

What my savings calculator shows

I put both loans into the Compare Two Mortgage Rates tab of my savings calculator, side by side. Here is exactly what it returned.

Calculator result Amount
Monthly payment difference $82.97
Lifetime payment savings $29,869
Lifetime interest savings $29,869
Total combined lifetime savings $59,738
Discount points he did not pay $8,293
Potential lifetime savings $68,031

That is $8,293 kept on day one, $82.97 less every month, and a potential $68,031 over the 30 year life of the loan if he holds it to maturity.

All figures are principal and interest only on the loan amount shown. Taxes, insurance, and other closing costs and credits are not included.

Run your own comparison

You do not need to be a math person to do this. My free Loan Comparison Tool lets you enter two quotes, including points, and see the payment, principal, and lifetime interest side by side on your phone. Already own a home? The Refi Savings Analyzer does the same thing for a refinance.

If you are using a VA loan, start with our VA loan guide to understand your benefit before you compare quotes.

Three takeaways before you sign

  1. Use AI to start, not to finish. ChatGPT is a great way to find options and learn the vocabulary. It cannot price your loan.
  2. Always compare rate and points together. A lower rate with points can cost more than a slightly different rate with none.
  3. Get a second Loan Estimate. Same loan amount, same term, same day. Then put them side by side.

Frequently asked questions

Can ChatGPT find me a mortgage lender?

ChatGPT and other AI tools can point you toward lenders and brokers and help you understand your options. They cannot lock a rate or review your file. Use AI to start the search, then compare real Loan Estimates from licensed lenders side by side.

Is it worth paying discount points on a VA loan?

Sometimes. A point costs 1% of the loan amount and buys a lower rate. In this example the client got a lower rate with no points, so paying $8,293 for a higher rate made no sense. Always compare the rate and the points together.

How much did the lower rate save each month?

On an $829,255 VA purchase loan over 30 years, 6.599% instead of 6.75% lowers principal and interest by $82.97 a month, from $5,378.53 to $5,295.56.

How did he save $68,031 on his mortgage?

My savings calculator shows $29,869 in lifetime payment savings and $29,869 in lifetime interest savings, for $59,738 combined. Add the $8,293 in points he did not pay and the potential lifetime savings is $68,031 if the loan is held all 30 years.

Does a mortgage broker cost more than a big lender?

Not necessarily. A broker shops wholesale lenders for you. In this case a local broker delivered a lower rate with zero points compared to a quote that charged one full point.
